Many reasons:

The neighbours at Audobon Drive were getting fed up of his fans around the area, and complaining.

He needed more privacy.

His parents chose Graceland as it had land (they wanted some animals) and was off the road and had privacy.
he bought Graceland to give his parents a better life. plus, the last residence where Elvis & his parents lived was too small, whereas Graceland had more than enough room to accommodate Elvis & his family.
