Kind of depends on the story, like think about where it takes place(i.e. country and if foreign translate haunted house into another language or something) like what is the general plot?
You're going about it backwards -- the title comes last! Finish the book, then your title will come to you. Titles come from what you write, not the other way around.
A madhouse is a lot better than a haunted house. It's not as scary but it's a lot better. I would per fer to go a madhouse instead of a haunted house.

It depends on your beliefs, but there are many houses that are said to be haunted. You can look up haunted houses in your city online, and there will usually be a good amount of results for you to research.
Use whatever title you want to -- you are the author! Titles are the least important part of your book.
A good title for a science fiction novel about house rentals could be, "The Future of the Rental House." With this title, you could take the story line through various avenues and get the reader engaged in the narrative of what is going to happen with the house.

It might be - if your book is about the boy next door and nothing else. Before you "take" a book title, google it and see if there are already a lot more books and movies with that title. I see two movies and a book on Google, so you might think of a slightly different title if you plan to sell this book. If you're just writing for fun, it's a good title!
