You must be a legal resident of the US. You must be at least 18 years old. You must have a high school diploma or equivalent. Then you go to real estate school. There is a 60-hour class to study real estate fundamentals and then there is a 30-hour class for new affiliates. You must pass these classes and then pass the PSI exam. Once you do this, you affiliate with a broker and have your broker help you apply for your license.

It depends on what state are you living right now and what are their requirements for getting a real estate license. But most states now has their own e-learning courses in the internet offered by different online e-learning services primarily in real estate.

But in general, most states will require an individual to first pass the requirements needed to obtain a prelicensing course. After completing the required credit and courses, the applicant will then need to pass a real estate licensing examination that will determine if the individual is duly knowledgeable and qualified to have a realtor license in their state.

You will need either 150 or 210 hours based on how much college credit you have. The courses can be taken in the classroom, through correspondence or online.

The 150 hour / 210 hour course includes the following:

  1. Principles of Real Estate core real estate course [60 hours]
  2. Law of Agency core real estate course (30 hours)
  3. Law of Contracts core real estate course (30 hours)
  4. Promulgated Contracts (30 hours)
  5. Real Estate Finance

In connection with this, all inactive or active salespersons will be required to also complete their SAE (Salesperson Annual Education) plus the 90 hour minimum credit needed in core or related real estate education during the first year of licensure.

In the State of Nevada Applicants for a real estate salesperson license must show, pursuant to NAC 645.435, proof of completion of the required 90 hours or 6 semester units of instruction in real estate principles, practices and law from a Nevada Real Estate Commission accredited provider . The course must include a minimum of 18 hours of Nevada law, consisting of NRS 645, 119, 119A, 119B and their respective administrative codes. Certified transcripts must be submitted with the license application. Copies of certified transcripts are accepted.

Applicants must show proof of passing the national and Nevada state exam within one year of the application date. Applicants may use their national examination results from another state (if dated within one year of the date of application for a Nevada real estate license) but must show proof of those results.
